Q: What is the difference between a Site built, Modular and Manufactured home?
A: Site built homes are built from the ground up, Modular homes are built in modules at a factory and Manufactured homes are built in sections at a factory.


Q: What is the difference between a Modular and Manufatured home?
A: The modules are delivered to the home site on truck beds and then join together on the home site. Manufactured homes are built on a non-removable steel chassis with sections delivered to the home site and the multi part units joined together.


Q: How can I be sure the home construction is sound?
A: Site Built and Modular homes are built to all state, local or regional codes where the home is located. Local building inspectors check to make sure the structure meets requirements and that finish work is done properly. Manufactured homes are built to conform to a Federal building code, called the HUD code.  Building inspectors check the work done locally (electrical hook up, plumbing, A/C, etc.)


Q: What about the home costs?
A: Modular homes are sometimes less expensive per square foot than site built homes. Manufactured housing is generally less expensive than site built and modular homes.


Q: What is a manufactured home?
A: Each home comforms to the US government's Manufactured Home Construction and Safety Standards (HUD code).  Each home or segment of a home is labeled with a red tag that is the manufacturer's guarantee the home was built to conform to HUD code.


Q: Where can I find my manufactrured home's build date and origin?
A: Look for the data plate located inside your home, usually on or near the main electrical panel.  The data plate offers information about the home's heating, cooling, other appliances and components. The data plate also shows you the wind zone and snow load for which the home was built.


Q: Who will finance my manyfactured home?
A: Many lenders will grant a conventional mortgage for manufactured homes. Manufactured homes are eligible for FHA and VA home loans. Many manufactured homes are financed with a retail installment contract available through Baird Financial Services.
